Community solar financing and subscriber economics

Community solar combines a generating project with a subscriber or purchasing program. For a property owner, subscribing to output is a different decision from owning or financing the generating asset. Clarify which role you are considering before comparing costs.

What to evaluate

A developer needs a model for generation, utility bill credits, subscriber payments and replacement subscribers. Test how late credits, cancellations, vacancies and payment failures change cash flow. An anchor customer can reduce administration while increasing concentration risk. Confirm the program’s actual allocation and eligibility rules.

Build a defensible comparison

For a landlord subscription, identify the account receiving credits and the party paying the subscription. Compare both sides of that ledger over the same billing months. Examine tenant reimbursements, assignment on property sale, cancellation terms and whether a quoted discount is applied to credit value or the entire utility bill.

Documents and questions to prepare

  • Current utility/program eligibility
  • Subscriber allocation and billing mechanics
  • Cancellation, replacement and assignment terms
  • Production, credit timing and payment stress cases

For commercial property owners

Start with the property’s actual accounts, lease responsibilities and plans for ownership or sale. Keep commodity procurement, building improvements and project investment as separate decisions. Include the costs you retain and the savings you retain after tenant reimbursement. An improvement that lowers a tenant-paid expense may benefit tenants without producing the same increase in owner income.

Prepare a base case and a downside case using dated evidence for costs, revenue and funding. Any financing rate, tax benefit or return is a project assumption until supported by current documents. Legal, tax, engineering and lender review should follow the actual transaction.

For the existing property’s supply-cost decision, use the contract-cost calculator or request a property energy review.
