Refinancing energy assets: cash flow and transaction costs

Refinancing replaces or changes existing debt. A lower headline interest rate does not always produce a better result after prepayment costs, fees, reserve funding and a changed repayment schedule. Use the actual remaining loan balance and terms.

What to evaluate

Reconcile historic output, receipts, maintenance and required reserves before approaching new lenders. Compare cash flow under the existing and proposed debt through the same horizon. Extending amortization may improve near-term cash while leaving more principal outstanding later.

Build a defensible comparison

Review prepayment, swap termination, lender consent, project-contract assignment and tax recapture questions. A shorter remaining offtake period or approaching equipment replacement can affect debt capacity. Quote dates and benchmark rates belong in a live term sheet, not an evergreen article.

Documents and questions to prepare

  • Existing balance, payment schedule and exit costs
  • Operating history and future maintenance
  • New amortization and maturity balance
  • Consents, security and transaction expenses

For commercial property owners

Start with the property’s actual accounts, lease responsibilities and plans for ownership or sale. Keep commodity procurement, building improvements and project investment as separate decisions. Include the costs you retain and the savings you retain after tenant reimbursement. An improvement that lowers a tenant-paid expense may benefit tenants without producing the same increase in owner income.

Prepare a base case and a downside case using dated evidence for costs, revenue and funding. Any financing rate, tax benefit or return is a project assumption until supported by current documents. Legal, tax, engineering and lender review should follow the actual transaction.

For the existing property’s supply-cost decision, use the contract-cost calculator or request a property energy review.
