EV charging financing for commercial properties

Charging infrastructure economics depend on the intended users: tenants, employees, the public or a fleet. A property owner should establish the service goal before choosing charger power or a revenue model. A faster charger can require more electrical capacity and create different demand-charge exposure.

What to evaluate

Obtain a site assessment covering utility service capacity, switchgear, trenching, accessibility, permits and networking. Model actual session frequency, energy per session, charging hours and billing demand. Charger nameplate rating multiplied by calendar hours is not a reliable revenue forecast.

Build a defensible comparison

Include software, payment processing, communication, maintenance, uptime obligations and replacement costs. Define ownership of equipment and data, pricing authority and rights when the property changes hands. The IRS guidance reviewed October 12, 2026 ends Section 30C eligibility for property placed in service after June 30, 2026; do not promise that credit on a new project.

Documents and questions to prepare

  • User demand and utilization assumptions
  • Utility upgrade quote and tariff
  • Hardware, network and maintenance responsibilities
  • Current incentive evidence and total owner cost

For commercial property owners

Start with the property’s actual accounts, lease responsibilities and plans for ownership or sale. Keep commodity procurement, building improvements and project investment as separate decisions. Include the costs you retain and the savings you retain after tenant reimbursement. An improvement that lowers a tenant-paid expense may benefit tenants without producing the same increase in owner income.

Prepare a base case and a downside case using dated evidence for costs, revenue and funding. Any financing rate, tax benefit or return is a project assumption until supported by current documents. Legal, tax, engineering and lender review should follow the actual transaction.

For the existing property’s supply-cost decision, use the contract-cost calculator or request a property energy review.
