Solar farm financing: development, revenue and debt

A solar farm must move from a controlled site to an operating asset before its projected revenue can support reliable debt repayment. Land, interconnection, permits, construction and the power sale agreement are separate workstreams. A favorable equipment quote does not resolve the others.

What to evaluate

Build a development budget that distinguishes sunk spending from commitments that can be refunded or transferred. Ask who pays network upgrades, what happens if the interconnection schedule slips, and whether the land agreement lasts through construction, operation and decommissioning. The energy model should use a documented resource assessment and show curtailment, degradation and availability separately.

Build a defensible comparison

Compare a contracted revenue case with a downside case. Calculate cash available for debt service after operating expenses, property taxes, insurance and required reserves. Do not substitute gross electricity sales for that cash flow. A power purchase agreement reduces some price uncertainty, but counterparty default, delivery obligations and project performance still matter.

Documents and questions to prepare

  • Executed site rights and permitting status
  • Interconnection studies and upgrade responsibility
  • Independent production estimate and construction budget
  • Offtake terms, credit support and operating-cost forecast

For commercial property owners

Start with the property’s actual accounts, lease responsibilities and plans for ownership or sale. Keep commodity procurement, building improvements and project investment as separate decisions. Include the costs you retain and the savings you retain after tenant reimbursement. An improvement that lowers a tenant-paid expense may benefit tenants without producing the same increase in owner income.

Prepare a base case and a downside case using dated evidence for costs, revenue and funding. Any financing rate, tax benefit or return is a project assumption until supported by current documents. Legal, tax, engineering and lender review should follow the actual transaction.

For the existing property’s supply-cost decision, use the contract-cost calculator or request a property energy review.
