Illustrative defaults. Reimbursements and leases determine retention. Value modeling assumes recurring NOI and an unchanged user-selected cap rate.
Count what the owner retains.
Owner NOI change equals gross energy savings multiplied by the owner-retained percentage, less additional annual owner costs. Tenant-paid costs and recoverable operating expenses may leave little or no retained owner savings. Use the lease and property accounting records to determine the share.
The optional value scenario divides annual NOI change by the capitalization rate. It assumes stabilized recurring savings and an unchanged cap rate. It is not an appraisal, a guaranteed price effect, or an investment recommendation.
